2025 Assessment Year

The Assessor mailed 2025 assessment notices (titled "Official Property Value Change Notice") for residential and commercial real property, new construction, and personal property on October 10, 2025. If you disagree with the assessment and wish to appeal the assessed value of your property, you MUST file to the Board of Equalization (BOE) a properly completed Petition (found in BOE Forms), containing a hand-written signature (not typed in script font) by 5 pm on the deadline:  TUESDAY, DECEMBER 9, 2025.  You MUST also include a copy of the front page of your Value Notice that shows the taxpayer's name, parcel number, assessed values, and the deadline day to appeal. The back page of the Notice is not needed. A separate Petition form must be completed for each tax parcel that you wish to appeal.

HAVE YOU HAD A PRIOR SUCCESSFUL APPEAL OR DO YOU HAVE AN UNRESOLVED APPEAL FROM A PREVIOUS YEAR? Please note that this is an annual process and each year’s Petition stands on its own merits. To protect your appeal right, you must file an appeal by the deadline date every year that you disagree with your assessment, even if you have an unresolved appeal from a previous year. The Board’s decision will be based upon all evidence submitted for this year’s Petition and sworn testimony given at the hearing. By law, the Assessor’s valuation is presumed correct, so the burden of proof is on the petitioner to provide clear, cogent and convincing evidence each year, even if the petitioner had a successful appeal in past years. The Board of Equalization is NOT accepting online, electronic, or e-mailed submissions for the 2025 assessment year. To file your completed Petition with a copy of your Value Notice, please mail it via the US Postal Service, send by Fed Ex or UPS, or deliver in person (if the BOE office is closed, use the drop boxes located in the Atrium parking lot or outside the BOE office, Room 241):

If mailing your submission through the US Postal Service, it must be postmarked on or before 5 pm on the deadline date. Be advised, all US Postal mail that is picked up in Olympia is then sent to Tacoma for processing, so if your appeal is mailed late on the deadline day, it will likely not be postmarked until the next day, which would make it untimely and invalid. 

BOE customer service hours are by appointment-only, however, we are holding the following Help Clinics for taxpayers to come and receive assistance in completing their appeal paperwork:

Mondays:  11:00 am to 2:00 pm on 11/17, 11/24 and 12/1     AND     Fridays:   9:00 am to 12:00 pm on 11/7, 11/14 and 11/21

From December 4 to December 9 (deadline day), the BOE office will be open from 8:00 am to 5:00 pm. Also, appointments may be scheduled with the Clerk of the Board, including evenings.
